Project Overview

20 Ropemaker Street is a large-scale Category B fit-out spanning Ground, Mezzanine and Levels 1–17, delivering 372,093 sq ft of high-quality, flexible workspace in the City of London.

The project integrates open-plan offices, private office suites, focus rooms, reception areas, kitchens and breakout spaces, alongside critical mechanical and electrical infrastructure, including MER and SER rooms. The design supports modern working practices while ensuring operational resilience and long-term building performance.

Our Approach

Sygna was appointed to bring structure, clarity and technical assurance to a complex, multi-level fit-out on behalf of the main contractor. Our signature commissioning approach was methodical, proactive and performance-led, underpinned by strong technical knowledge and clear ownership of delivery.

A dedicated plan of works was developed and executed to manage the scale of the project effectively. Commissioning activities were split into sectional completions, enabling focused testing, clearer sequencing and improved control of system sign-off.

Progress was tracked in real time using Power BI, giving the client and project team clear, up-to-date visibility of commissioning status and key milestones. This approach enabled early identification of risks and supported informed decision-making throughout delivery.

Commissioning Responsibilities and Scope

Our commissioning management scope covered all levels of the building and included:

  • Oversight and coordination of all commissioning activities across the project

  • Ensuring compliance with design intent, specifications and industry standards

  • Planning and managing commissioning activities in line with construction progress

  • Conducting inspections and witnessing to verify system functionality and quality

  • Managing commissioning documentation, including AIR logs and witnessing reports

  • Leading weekly progress meetings to review milestones, risks and outstanding actions

  • Facilitating effective communication between the client, contractors and project stakeholders
