Project Overview
This project delivered a high-specification CAT B office fit-out across two floors, totalling approximately 80,000 sq. ft. The design included open-plan office areas, collaboration and breakout zones, focus and internal meeting rooms, client meeting suites, a broker lounge, and IDF & MDF technical rooms. The floors were linked by an interconnecting staircase, enhancing connectivity and flow.
Sygna was appointed on behalf of the main contractor to deliver comprehensive MEP commissioning management, ensuring all mechanical, electrical, and plumbing systems were tested, optimised, and fully operational in line with client requirements and industry standards.

Management, Witnessing, and Close-Out of MEP Commissioning Activities: We oversaw all mechanical, and electrical commissioning on site, ensuring systems were fully tested, operational, and compliant with design intent. The client experienced hands-on support throughout, with our commissioning managers fully integrated into their team.
Reviewing and Tracking Test Documentation: All commissioning test documents were reviewed and tracked to meet required standards and programme deadlines, providing the client with assurance that every stage of commissioning was documented and on schedule.
Liaison with Client, Base Build, and Construction Teams: We coordinated closely with all stakeholders to enable seamless certification, witnessing, and approvals, ensuring the client never had to chase updates.
Development of Project-Specific Commissioning Plans, Procedures, Trackers, Programmes, and Tools: Tailored tools and procedures were created to guide the project from day one to completion, giving the client a clear, transparent view of progress at all times.
Management of Commissioning Issues and Resolutions: Any issues identified during commissioning were proactively managed and resolved, keeping the project on programme and avoiding delays for the client.
Provision of Detailed C&E / Final Stage Commissioning Scripts: Comprehensive commissioning scripts were delivered to support final system verification and handover, ensuring the client could operate the facility confidently from day one.
